Balcony Waterproofing in Sydney: Membranes, Falls and Common Failures

Balconies are exposed to everything Sydney weather can throw at them: intense UV, summer heat, winter cold and sudden storms. They also sit above living areas, garages and neighbouring apartments, so when they leak the damage can be widespread.

How a balcony should be waterproofed

External above-ground membranes in Australia are covered by AS 4654.1 (materials) and AS 4654.2 (design and installation). A well-built balcony has:

• A structural slab or substrate graded to fall towards outlets
• A membrane suitable for external exposure and movement
• Puddle flanges at every outlet and an overflow provision
• Membrane upturns behind door sills and at walls
• Sealed and reinforced penetrations for balustrade posts
• A protective finish — tiles, pavers or a trafficable coating

The most common balcony failures

Poor falls and ponding

Water that sits on a balcony keeps the membrane and tile bed saturated. Ponding accelerates deterioration and increases pressure on every weak point.

Door sill leaks

The junction between the balcony and the sliding door is the number one leak point we find. If the membrane isn't turned up under the sill and sealed to the frame, wind-driven rain enters the home.

Balustrade post penetrations

Posts core-drilled through the membrane create permanent holes that must be sealed with compatible products. Fascia-mounted balustrades avoid this problem entirely.

Blocked or undersized outlets

Leaves and debris block outlets, and without an overflow the water level rises to the door. Regular cleaning prevents many emergency callouts.

Repair options

Minor issues may be managed with regrouting or clear penetrating sealers, but these are temporary measures. When the membrane has failed, the reliable fix is removing the tiles, correcting falls and installing a new membrane system.
